1. Our Service

Group Escape Houses is an advertising platform and information resource for luxury large group accommodation in the UK. We are not a property management company.

For houses we are a listing platform only; you book and pay the owner directly. For experiences we arrange the activity with the supplier, quote you a total price that includes our fee, and take your payment. The cancellation terms on your quote apply.

Our service consists of providing a platform where property owners can advertise their properties and guests can find and enquire about accommodation. We do not own, manage, or inspect the properties listed on our website.

2. Bookings and Payments

All house bookings, payments, and contractual agreements are handled directly between guests and property owners. Group Escape Houses is not a party to any rental agreement or booking contract. Experiences we arrange are quoted, paid for and cancelled under the terms on your quotation (see section 1).

Property owners are responsible for setting their own pricing, availability, and booking terms. Guests should review and agree to the specific terms provided by the property owner before making any payments.

3. Accuracy of Information

While we strive to ensure the information on our website is accurate, property listings are provided and managed by the property owners. We do not guarantee the accuracy, completeness, or suitability of any listing.

Guests are encouraged to verify all essential details (such as facilities, accessibility, and house rules) directly with the property owner during the enquiry process.

4. Liability

Group Escape Houses shall not be liable for any loss, damage, personal injury, or expense incurred as a result of:

• Any booking made through our platform
• The condition or safety of any property listed
• Any inaccuracies in property listings
• Any disputes between guests and property owners
• The quality or delivery of any third-party experiences or services

Where we arrange an experience for you, the supplier delivers it. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.

5. Owner Listing Plans

Group Escape Houses offers both free and paid owner listing plans. The Free plan is a launch offer limited to the first 100 properties and allows property owners to list their property at no cost with standard visibility and up to 3 photos. No payment method is required to create or maintain a Free listing.

Paid owner listing plans (Starter, Pro, and Elite) are subscription products billed in advance on the billing cycle selected at checkout. Where a free trial is offered alongside a paid plan, the payment method is stored securely when the owner activates the trial and the selected subscription begins automatically at the end of the trial unless cancelled in time.

If you are a consumer, you may cancel within 14 days of starting a paid plan or trial for a full refund. If you ask us to start the service in that period, we may deduct a proportionate charge for the days used. To cancel, email hello@groupescapehouses.co.uk with your name, listing and the date. After 14 days, no refund is due for the unused part of a billing period unless the law requires it.

Listings go live once the owner completes and publishes them. We reserve the right to remove any listing that does not meet our quality standards, including but not limited to incomplete listings, low-quality content, or listings that misrepresent the property. Listings that do not satisfy quality requirements may be removed at our discretion.

Paid owner subscriptions require a minimum of 30 days’ notice to cancel. If a cancellation request is received at least 30 days before the next billing date, the subscription will end on that next billing date. If a cancellation request is received within 30 days of the next billing date, the subscription will remain active until the following billing date.

Cancelling turns off auto-renewal and keeps the listing live until the effective cancellation date shown in the Owner Dashboard. Cancelling during a free trial will stop the first paid renewal, provided the cancellation is completed before the trial converts into a paid term. Free plan listings can be removed at any time from the Owner Dashboard with no cancellation period.

6. Intellectual Property

All content on this website, including text, images, logos, and design, is the property of Group Escape Houses or its licensors and is protected by copyright and other intellectual property laws.

6a. Content You Upload

You keep ownership of photos, videos and text you upload. You grant Group Escape Houses a non-exclusive, royalty-free licence to use them on this website, in emails and in marketing for your listing, for as long as your listing is live and for a reasonable period afterwards. You confirm you own them or have the owner’s permission, and that they do not show identifiable people who have not agreed.

7. Governing Law

These terms are governed by the laws of England and Wales. Any disputes arising from your use of this website will be subject to the exclusive jurisdiction of the English courts.
