Windermere and Bowness

The most accessible and most visited part of the Lake District. England's largest lake, excellent boat hire, and a wide range of restaurants and shops within walking distance. Properties here are often larger and more modern than elsewhere in the Lakes. Best for groups who want convenience alongside scenery.

Keswick

A market town on the shores of Derwentwater — more rugged and less touristy than Windermere. Excellent walking straight from the town, a great market, and the dramatic Borrowdale valley on the doorstep. Popular with groups who are serious about walking.

Ambleside

Compact, friendly, and well-positioned between Windermere and the higher fells. Good restaurant choice including Zeffirellis (famous for pizza and live jazz), and easy access to some of the most photographed waterfalls in the country.

Coniston

Less visited and better value than Windermere — Arthur Ransome's Swallows and Amazons territory. Quieter and more peaceful, with Coniston Water providing excellent kayaking and wild swimming in the right season.

Rural Farmhouses (Between the Lakes)

Some of the finest group properties are in the valleys between the well-known towns — near Troutbeck, Grasmere, or Hawkshead. These are genuinely remote and deliver the full Lake District immersion experience.

Lake District Activities for Groups

  • Fell walking: Helvellyn, Scafell Pike, and Catbells are all achievable in a day for reasonably fit groups. Always check weather and take proper kit.
  • Wild swimming: Rydal Water, Buttermere, and Coniston Water are all swimmable in warmer months. Check access points and local conditions.
  • Kayaking and paddleboarding: Available from multiple outfitters on Windermere, Ullswater, and Coniston.

When to Visit the Lake District

  • Summer (June–August): Peak season — warm, busy, and expensive. Book at least 6 months ahead. Long daylight hours for walking.
  • Autumn (September–October): Golden bracken, quieter roads, and dramatically moody weather. Our top recommendation for groups who want the real Lakes experience.
  • Winter (November–February): Snow on the fells, frozen tarns, and a completely different atmosphere. Best experienced from a large house with a hot tub and a wood burner. Book well ahead for Christmas.
  • Spring (March–May): Lambs in the fields, bluebells in the woodland, and good weather building. Easter weekend in the Lakes is glorious — book 4–6 months ahead.

Getting to the Lake District

  • By car: M6 to junctions 36 (Windermere and south Lakes) or 40 (Penrith and northern Lakes). Most practical for groups.
  • By train: Oxenholme station (on the West Coast Main Line) connects to Windermere via a branch line. Direct trains from London Euston in 2.5–3 hours.
  • Within the Lakes: A car (or multiple cars) is essential for reaching most large group properties. Very few are accessible without one.

Frequently Asked Questions

Windermere is the most accessible and has the widest range of large group properties. Keswick is better for serious walkers and has a more authentic market town feel. Ambleside sits in between — good restaurants, great position, and easy access to the higher fells. Rural farmhouses between the lakes offer the most dramatic setting.

By car via the M6 (junction 36 for Windermere, junction 40 for Keswick and the north). By train to Oxenholme (West Coast Main Line) with a connecting service to Windermere — London Euston to Windermere takes around 3 hours. A car is essential once you're there for most group properties.

Autumn (September–October) is our top recommendation — golden scenery, fewer crowds, and good weather. Summer is peak season and stunning but busy and expensive.
