Twelve guests is a big dinner party. Twenty-four is a small event, and it breaks houses in ways the listing photos never show. After over 20 years and 100,000+ groups at our sister brand Butlers in the Buff, we can tell you the problems at this size are never the hot tub – they are the table, the bathrooms and the fridge. Here is what actually bites at 20-plus.

The table must seat the exact headcount

This is the one we are most opinionated about. A 20-seat table for 24 guests splits the party every single mealtime – four people eating at the kitchen island is not the weekend anyone planned. Count the chairs in the photos and ask the owner to confirm in writing. If the big shared dinner is the point of the trip, our meals and catering guide is worth ten minutes.

Bathrooms: there's no fixed ratio, so ask for the exact count

Bathroom count varies enormously between properties at this size, and there's no universal ratio to plan around. What matters more than the headline number is hot-water capacity too – a house with five showers and one domestic cylinder still produces a cold-water queue at 8.30am. Ask the owner for the exact bathroom count and whether the system is mains-pressure or tank-fed. Owners who know their house will answer instantly.

Count parking in real cars

Twenty-four guests can arrive in a surprising number of vehicles – more than the “ample parking” of the listing suggests, and the actual number depends entirely on how your group travels. Ask for the real count of spaces and where the overflow goes – on a rural lane in the Yorkshire Dales, the answer matters.

Two fridges minimum

One domestic fridge for 24 people means the milk war begins on night one. Look for a second fridge, a drinks fridge in the utility, or at least a garage cold enough to press into service. It sounds trivial; it is the thing groups complain about most at this size.

Maximum occupancy is set for a reason

The sleeps figure is usually set by fire-safety and insurance requirements rather than owner generosity, though the exact basis is set by the individual property and worth confirming if you're close to the limit. Never plan to sneak two extra guests onto sofas – if it is discovered you can lose the booking and the deposit, and you will be in the wrong. If you are 26, book a house that sleeps 26. Over ~20 guests, ask about event terms

Some owners class 20-plus as an event, with different terms, deposits or noise rules. It is a one-line email to ask – and it belongs on the same list as our questions to ask before booking. Better an awkward question now than a cancelled booking later.

These properties are specialist inventory — rarer and in higher demand than smaller group houses. Because they're rarer, it's worth enquiring as early as you can for a peak-season date rather than waiting, and asking the owner directly how far ahead their weekends for your target month typically fill.

How many bathrooms should a house for 20 guests have?

There's no fixed ratio to rely on — bathroom count varies enormously between properties of similar size, and it matters more on celebration mornings when many guests want to be ready at once (weddings, formal dinners) than on a relaxed weekend. Ask the owner for the exact bathroom count and check whether they are en-suite or shared, as en-suite bedrooms significantly reduce morning queuing.

How do you feed 20 people in a holiday house?

You need a kitchen with at least two ovens, two large fridge-freezers, and a commercial dishwasher. For a celebration dinner, hiring a private chef is strongly recommended — they bring additional equipment and expertise. What happens if our group size increases after booking?

Contact the property owner immediately if your confirmed guest count increases. Most properties have a maximum occupancy limit for safety and insurance reasons. Exceeding the stated maximum without owner consent can invalidate your booking terms.
